SUMMARY:

This work seeks to analyze the performance of the foreign developer Planet Group, in the metropolitan outskirts of Natal and Fortaleza, its locational interests, real estate insertion formats, levels of liquidity and profitability, based on a comparative study between the Smart city projects — Laguna, in São Gonçalo do Amarante (CE), Aquiraz, in the municipality of Aquiraz (CE) and Natal, in the municipality of São Gonçalo do Amarante (RN), namesake of the municipality of Ceará. The work develops dialectically, opposing theoretical and empirical objects, to construct substantiated knowledge. It then starts with (1) bibliographical review on themes related to the field of urban and regional Planning, namely — the capitalist production of space, real estate market, financialization and Smart city; as well as one (2) documentary survey and analysis, via primary and secondary sources, of a quantitative and qualitative nature, about the real estate agent, its projects, intervention regions, and actors involved. As a result, it is possible to verify: the existence of a robust management and governance structure, on a global scale, at Planet Group, with a large capacity for real estate production in several locations, in parallel; locate its operations in the financial-real estate complex, which has, to a large extent, enabled all of its international growth; in addition to identifying real estate launch strategies designed morphotypologically, according to the logic of greater use/extraction of income from the ground, which in the case of the Smart cities analyzed here, having a large territorial extension, and adding several product and process innovations, They are capable of providing high levels of liquidity and profitability to the developer.
